During the pre-approval process, we'll review documentation such as:

Once reviewed, we'll issue a pre-approval letter outlining the loan amount you qualify for.

Once you're pre-approved, it's time to start house hunting.
If you already have a real estate agent, we'll work closely with them throughout the transaction. If you don't have one yet, we're happy to connect you with experienced, trusted real estate professionals throughout Colorado.
As you view homes, we're available to answer financing questions, estimate monthly payments, and explain how different purchase prices affect your mortgage.

When you find the right home, your real estate agent will help you submit an offer.
Once your offer is accepted, we'll receive the executed purchase contract and begin preparing your loan for processing.
At this stage, we'll also:
Lock your interest rate (when appropriate)
Finalize your loan program
Review closing costs
Discuss your estimated monthly payment

After your contract is accepted, your mortgage enters the processing stage.
Your loan processor will:
Verify employment
Verify income
Verify assets
Order title work
Review homeowner's insurance
Ensure all required documentation has been received
Sometimes additional documentation is requested during this stage. This is completely normal and helps ensure your loan meets lending guidelines.

Underwriting is where your loan receives its final review.

Final numbers are confirmed
Closing Disclosure is delivered
You'll have the opportunity to review all loan terms and closing costs before signing.

Congratulations—it's closing day!
You'll meet with the title company to sign your loan documents.
You'll review and sign:

Closing disclosures
Title paperwork
Final settlement documents
Once everything has been signed and the loan funds, ownership is officially transferred.
